Every month, the same cycle: collect bills, update the spreadsheet, explain the math, answer the same questions, chase payment confirmation. It works — but it costs you time you don’t get back.
What if that entire process took minutes instead of hours?
You’ve been doing this for years. It works — but it’s fragile, repetitive, and it takes more of your time than it should.
No spreadsheets. No repeated explanations. No chasing.
| Today | With mabenn |
|---|---|
| Spreadsheets + PDFs + WhatsApp | A single dashboard |
| Manually updating values every month | Bills extracted and reviewed for you |
| Explaining the same charges repeatedly | Tenants see the breakdown themselves |
| Information scattered across apps | Organized history in one place |
| Chasing payment confirmation | Tenants mark paid, you confirm |
| Hours of admin every month | Minutes |
Time. The monthly billing cycle that takes you hours could take minutes. Set up your charges once — rent, utilities, condo fees, splits — and the system handles the repetitive work each month.
Control. One place to see every property, every charge, every statement. Nothing falls through the cracks.
Peace of mind. No more worrying about missed charges or incorrect splits. Review everything before it goes out. Keep a clean history of every month.
Fewer conversations. When tenants can see exactly where each charge came from — the original bill, the amount, the split — they stop asking. That’s fewer WhatsApp messages and fewer awkward conversations.
Clarity. A clean monthly statement that shows what they owe and exactly why. No more reconstructing spreadsheet math.
Trust. Every charge shows its source — imported from a bill, entered manually, or corrected before publishing. They can even preview the original document.
A proper channel. If something looks wrong, they can flag it inside the app instead of starting an untracked side conversation.
When tenants trust the billing, the relationship gets better for everyone.
The first month takes a few minutes to set up. After that, it’s mostly review and publish.
This is not trying to be a giant property management suite or a complex accounting tool.
It does one job really well: make the monthly billing cycle simpler, clearer, and easier to trust — for both sides.
It starts simple and stays simple. If the core workflow proves valuable, it can grow from there.
I’d like you to be my first real user — starting with the unit I rent from you.
That’s the simplest way to prove this works: one property, one tenant (me), real bills, real billing cycles. Once the initial experience is solid and we’ve worked out the kinks, I’d like you to expand to your other properties and tenants so we can see how it scales.
Your feedback is critical. I’ll set up a Slack channel where you can tell me what’s working, what’s broken, and what’s missing — in real time, as you use it. That direct line is how I’ll make sure this thing actually fits the way you work.
Outside of using the app, I’d like you to help cover the running costs. The monthly infrastructure cost is low — around R$ 250–300/month (details below). I’m covering the development tooling myself. Splitting the infrastructure cost, or having you cover it, keeps the project moving without either of us overcommitting.
The platform runs on modern cloud infrastructure. Costs are minimal at this stage.
| Service | What it does | Monthly cost |
|---|---|---|
| Supabase | Database, authentication, file storage | $25 (~R$ 145) |
| Vercel | App hosting | $20 (~R$ 115) |
| Claude Max | AI development tooling (covered by me) | $100 (~R$ 575) |
| Email (Resend) | Notifications, invites | $0 (free tier) |
| PostHog | Product analytics | $0 (free tier) |
| Total | ~$145/mo (~R$ 835) | |
| Your share (infrastructure only) | ~$45/mo (~R$ 260) |
I’m covering Claude Max, the domain purchases (.com at $11.59 + .com.br at R$ 40), and the development work — that’s my investment in building this. The infrastructure cost (~$45/mo) is what I’d like help with.
At scale, costs grow gradually with usage, but for the MVP with a handful of properties, this is it.
Beyond being a user, there’s an opportunity to be part of building this from the ground floor.
Right now it’s just us — I’m building it, we’re both using it. If this thing proves valuable and we decide to take it further, we can figure out what that looks like together. No pressure to commit to anything beyond trying it and helping keep the lights on.
For now, the ask is simple: use it, give me honest feedback, and help cover the infrastructure costs so I can keep building.
You’ve made the spreadsheet work for years. But every month it costs you hours, creates friction with tenants, and depends entirely on you not making a mistake.
This replaces the fragile parts with something much cleaner — without adding complexity to your life.
Less time on admin. Fewer repeated conversations. More confidence that everything is correct.
That’s what we’re building.
